Property Profile

Punta Indio is located on the Pacific side of Costa Rica, 100 kilometers due west of the Capitol city, San Jose and approximately 60 kilometers south of the International Airport at Liberia.

Access by paved highway passes through Nicoya and south to Samara. Punta Indio, which lies 3 kilometers east of Samara, is a south-facing peninsula of land which juts southward into the ocean, separating two of Costa Rica's most beautiful, pristine, crescent beaches: Playa Carrillo and Playa Samara.

To the east, Playa Carrillo is a palm-lined, white sand beach approximately three kilometers long and is unquestionably one of Costa Rica's Pacific Coast jewels.

Immediately to the west is the equally impressive Playa Samara. It features approximately seven kilometers of pristine, sandy beach, virtually rock-free.

Both beaches are south-facing bays, whose off-shore reefs offer natural protection from the prevailing winds and ocean wave activity. Its gently sloped beaches provide safe and beautiful swimming conditions.

Running alongside Carrillo is an airstrip which is is serviced by two scheduled airlines and several charter companies. The flight is approximately 40 minutes to San Jose International Airport and 20 minutes to Liberia International Airport.

As well as providing world-class snorkeling conditions, Carrillo is internationally famous for its spectacular Sailfish and Marlin.

Punta Indio Development features an area of 25 hectares (approximately 62 acres) with fully developed roads; abundant water supply, with water rights; electricity; and most importantly, available telecommunication coming from both analog telephone lines (a precious commodity throughout Costa Rica) and available Internet satellite connections with up to five stations simultaneously downloading 128k of data.

This property must be considered the leading candidate in the entire Pacific coast of Costa Rica for the development of luxury homes, condominiums, and / or a world class tourism project.

A modern and extremely comfortable home has already been completed on the Punta Indio property and is included in this offering. Constructed of white concrete, with accents of tile and hardwood, it features an open plan entertaining area which opens onto the poolside. It has a large kitchen with all appliances, a climate controlled pantry, laundry room, office, and satellite television, and 4-car carport.

Each of its four bedrooms has its own bathroom, telephone line, and its own split air-conditioning unit (remote controlled). To top it off, its impressive negative-edge pool offers clear, unobstructed views of Playa Samara, the Pacific Ocean, and breathtaking ocean sunsets.

Punta Indio has it own system of well maintained roads. Currently with nine building platforms prepared and ready for construction. Volcanic and sedimentary rock formations, free from major faults, provide stable base for buildings. Punta Indio landscape workers provide regular maintenance to the property, ensuring that its land areas are always at their optimum, providing accessibility to its trails while preserving its natural state.

For instance, winding throughout the property is a 3 kilometer mountain bike/horse trail. Also there is a beach trail to Punta Indio's rocky point where one can snorkel by day, bask on the white sand beach and catch a lobster feast for the evening's meal.

Absolute privacy, a highly impressive biological diversity, superior ocean views, and ample land size all make Punta Indio the very best option for the
serious investor who recognizes the value and beauty of Costa Rica's Pacific coast.

Among Punta Indio's impressive list of qualifications is the fact that its western beach section is titled to the 50 meter maritime zone (a rare occurrence in Costa Rican beaches) and that all concessions have been granted and are in good standing for all its remaining beach sections. The eastern part is a maritime lease which has been approved by the ICT for the development of a substantial tourism project.

Savvy investors will have a wide range of options for the development of this property which include ecologically sensitive condominiums, luxury and boutique hotels, sport-fishing resorts and others.

Additional investment opportunities:
In addition, there are two other superior large tracts of land (with equivalent features, clear title or concession, and phenomenal views) available individually or as an entire package.
Their respective land areas are: 17 hectares(42 acres) and 120 hectares (296 acres); their incorporation into Punta Indio's strategy should be considered as enhancement for the development opportunity.
